In 2008, One South Realty Group was formed. Rick and Sarah Jarvis and a small group of like-minded agents saw a need for a brokerage to better represent a rapidly revitalizing urban core.
The blighted and abandoned buildings of Richmond’s past were quickly being brought back to life and repurposed into creative and architectural living and working spaces, breathing new life into the century old structures and bringing them back into service.
Fast forward to today, and the One South team has expanded to some 70+ agents and staff over multiple markets. One South Realty Group specializes in representing new and renovated projects in many of Richmond’s most historic neighborhoods and since its formation, has represented in excess of 30 development projects and some of Richmond’s most respected home builders throughout the Metro area.

Rick Jarvis is an experienced Richmond, Virginia real estate professional with more than 20 years in the industry. He has worked alongside many of the region’s leading builders, developers, and architects, gaining broad expertise across new construction, condominiums, historic renovations, investment properties, and land development.
Known for his analytical, client-focused approach, Rick emphasizes helping buyers and sellers understand the market forces behind their decisions. His wide-ranging experience, from urban high-rises to large acreage properties, allows him to identify trends and deliver informed guidance with clarity and confidence.
Sarah Jarvis
Associate Broker / Lead Sales
Sarah Jarvis is a veteran Richmond, Virginia real estate professional with more than 30 years of experience. A graduate of College of William and Mary, she began her career in 1992 and founded One South Realty Group in 1996, building it into one of the area’s leading independent brokerages. She now leads the One South Realty Group Team powered by Samson Properties.
With personal experience acquiring more than 200 properties, her guidance is rooted in deep market knowledge and a focus on helping clients understand the forces that drive real estate value.

Clachan Properties focuses on the acquisition, renovation and management of historic residential and commercial properties in Virginia, North Carolina and South Carolina.
Founded in 2003, Clachan has extensive experience renovating historic structures having completed approximately $200 million in historic renovation. We now own and manage approximately 1000 rental units, in settings ranging in size from duplexes to 208-unit luxury apartment communities.
