In 2008, One South Realty Group was formed.
Rick and Sarah Jarvis and a small group of like-minded agents saw a need for a brokerage to better represent a rapidly revitalizing urban core.
The blighted and abandoned buildings of Richmond’s past were quickly being brought back to life and repurposed into creative and architectural living and working spaces, breathing new life into the century old structures and bringing them back into service.
Fast forward to today, and the One South team has expanded to some 70+ agents and staff over multiple markets.
One South Realty Group specializes in representing new and renovated projects in many of Richmond’s most historic neighborhoods and since its formation, has represented in excess of 30 development projects and some of Richmond’s most respected home builders throughout the Metro area.

I grew up in a real estate family.
My grandfather was a builder, my aunt is an agent down ‘at the river,’ and my parents are the co-founders of One South. This means I spent family dinners hearing about the new development project my dad was working on, hearing negotiating phone calls in the car on the way to volleyball practice, and bedtime stories of crazy deals that somehow closed on time.
I always knew I would come home and work in the family business, and I am thrilled to be back in Richmond doing just that on the Sarah Jarvis team, where I have been since graduation –– combining my energy and enthusiasm with over 30 years of the team’s experience.

As a 30+ year veteran of the Richmond, VA real estate market, I hope to have the opportunity to work with you. I graduated from The College of William and Mary in 1990. After graduation, I worked with my father who was a homebuilder and earned my real estate license in 1992. I started my own real estate firm in 1996. I was the principal broker of my firm, One South Realty Group, one of the top independent brokerages in the Richmond area from 2008-2023. Now I serve as the team leader of the One South Realty Group Team Powered by Samson Properties.
The advice I provide to clients is rooted in decades of experience in many facets of real estate. I have purchased well over 200 properties over the years including single family homes, condos, apartments complexes, and office buildings in several different areas of the Richmond area. I feel that the number one goal in working with any client is helping them to understand the marketplace and the factors which drive it.

I believe it is the job of any agent to help clients better understand their decision. Simply put, helping a client truly understand the forces that drive the market means better results and far less stress for all involved. It is important to be as knowledgeable on the 15th floor of a Downtown tower as it is on 30 acres and being able to identify the trends in any market is the hallmark of an accomplished advisor.
As a lifer in the industry (20+ years), I have had the opportunity to work with many of Richmond’s most talented builders, developers and architects on many projects throughout the Metro region. This experience in new homes, condos, historic renovations, investment properties and land development has proven invaluable to many clients and One South’s continued involvement in development keeps all of us consistently in touch with market trends.

Clachan Properties focuses on the acquisition, renovation and management of historic residential and commercial properties in Virginia, North Carolina and South Carolina.
Founded in 2003, Clachan has extensive experience renovating historic structures having completed approximately $200 million in historic renovation. We now own and manage approximately 1000 rental units, in settings ranging in size from duplexes to 208-unit luxury apartment communities.
